The loan qualifies on the property's income, not yours. That means your W-2 (or lack of one) never enters the conversation.

Some want 1.25x. Others will go to 1.0x with compensating reserves. The rate spread between a 1.0 DSCR and a 1.3 DSCR can be 75 to 150 basis points, which changes your cash flow math entirely.
